
Patna : A large-scale urban transformation is underway at Maurya Lok Complex in central Patna, where a ‘smart area’ is taking shape with a projected cost of Rs 14.99 crore. The redevelopment includes a gym, yoga centre, banquet hall, fine-dining restaurant, gaming zone, and a multiplex — all integrated across various blocks and floors of the long-standing commercial hub.
The gym facility, already completed and equipped with treadmills, cycling machines, dumbbells, and cardio equipment sourced from Delhi, has been constructed at a cost of Rs 1.8 crore. It also features a steam bath and jacuzzi, underlining the project’s emphasis on health and wellness. A dedicated yoga room will operate alongside the gym in Block B.
The target for full completion is June 2025. “Work began a year ago, and the gym is already functional. Most structures are being built using light gauge steel framing (LGSF), which avoids the use of traditional brick and concrete,” developers stated.
Banquet Without Pillars, Inspired by Bapu Sabhagar
One of the centrepieces of the development is a 9,000-square-foot banquet hall in Block A, built entirely on a steel frame. Drawing inspiration from Patna’s Bapu Sabhagar auditorium, the hall will have no internal pillars, offering an unobstructed space for weddings, meetings and social gatherings. It will feature two separate entry and exit points, a lounge, and a vertical garden.
Rooftop Restaurant and Three-Screen Multiplex
On the seventh floor of Maurya Tower, a multiplex and restaurant are nearing completion. The multiplex will house three screens, each with a seating capacity of 40. Adjacent to it, a 6,000-square-foot rooftop restaurant will offer fine dining with 80 covers, a 350-square-foot kitchen and 1,100 square feet of open terrace space. According to developers, around 80% of this space is already complete.
Gaming, Wellness and More Across the Complex
The Maurya Lok smart zone is being constructed across multiple floors and blocks, with the gaming zone set on the sixth floor of Maurya Tower, the gym and yoga centre in Block B, and the banquet in Block A. Each facility varies in size and budget:
- Gaming Zone – 10,000 sq ft | Rs 3 crore
- Restaurant – 6,000 sq ft | Rs 3 crore
- Multiplex – 6,000 sq ft | Rs 2.7 crore
- Banquet Hall – 9,000 sq ft | Rs 1.8 crore
- Gym & Yoga Centre – 8,000 sq ft | Rs 1.5 crore
- Road and Lift Work – Rs 1.5 crore
Final design elements will be shaped by the agency winning the tender, with rates to be finalised based on proposed specification.
