Patna: Getting land measured in Bihar has become significantly more expensive after the Revenue and Land Reforms Department revised the fee structure for raiyati land surveys across the state.
Under the new rates, landowners will have to pay substantially higher charges for both regular and urgent measurement services. In several categories, the fees have nearly doubled compared to the previous structure.
Officials said the revision is aimed at making the land measurement process more transparent, systematic and time-bound.
New Rates for Regular Land Measurement
According to the department, the fee for regular measurement of raiyati land in urban areas has been fixed at Rs 2,000 per khesra, with a maximum charge of Rs 8,000 per application.
In rural areas, applicants will have to pay Rs 1,000 per khesra, while the maximum fee has been capped at Rs 4,000.
Higher Charges for Urgent Surveys
The department has also revised charges for urgent land measurement requests.
For urban properties, urgent measurement will now cost Rs 4,000 per khesra, with the maximum fee set at Rs 16,000.
In rural areas, the urgent survey fee has been fixed at Rs 2,000 per khesra, with a maximum charge of Rs 8,000.
Landowners Express Concern
The revised fee structure has triggered discussions among landowners and residents in several districts.
Many property owners said land measurement is often required for mutation, partition, land dispute settlements and other revenue-related procedures. They argued that the higher fees would increase the financial burden on ordinary citizens.
Others, however, said the increased charges could be justified if the department ensures timely surveys and a more transparent process, reducing delays and administrative hurdles.
The revised fee structure has already come into force and will apply to all future applications for land measurement services in Bihar.
