Patna: The Bihar government has accelerated plans to develop 11 satellite townships across the state, with each township being designed around a distinct economic, cultural or infrastructural theme aimed at driving planned urbanisation.
According to officials from the Urban Development and Housing Department Bihar, the proposed townships will be developed based on local strengths, geographical characteristics and future development needs.
Among the most prominent projects, the proposed Pataliputra Township near Patna is expected to emerge as an “Education-Sports City” and logistics hub, while the Magadh Township near Gaya will focus on religious tourism and cultural heritage linked to Bodh Gaya and Gaya.
Land Transactions Temporarily Restricted
To facilitate planned development, the department has imposed a temporary ban on land sale and purchase within the designated township zones.
Officials said the restrictions would remain in force until master plans are finalised and land parcels are earmarked for essential infrastructure such as roads, parks, schools, playgrounds and public facilities.
The proposed townships have been divided into “Core” and “Special” zones, with priority initially being given to development within the core zones.

Urban planners said the thematic approach is intended to align urban growth with regional economic and cultural identities.
According to preliminary planning proposals:
- Pataliputra (Patna): Logistics hub, education and sports city
- Hariharnathpuram (Sonepur): Aero City and mythological tourism centre
- Magadh (Gaya): Religious, cultural and tourism hub
- Mithila (Darbhanga): Medical hub and cultural heritage centre
- Tirhut (Muzaffarpur): Industrial and commercial hub
- Sitapuram (Sitamarhi): Religious and cultural tourism centre
- Kosi (Saharsa): Commercial centre
- Purnia (Purnia): Medical and economic activity hub
- Anga (Munger): Heritage and commercial centre
- Vikramshila (Bhagalpur): Education and cultural hub
- Saran (Chapra): Residential and industrial centre
Focus On Planned Urbanisation
Officials said infrastructure development in each township would be aligned with its designated theme under the Bihar Urban Planning Scheme Rules, 2026.
The projects are expected to include planned road networks, public utility spaces, parks, housing facilities and infrastructure for economically weaker sections.
Urban development experts said the initiative reflects Bihar’s broader attempt to manage rapid urban expansion through structured planning while encouraging investment, economic activity and region-specific growth models.
