Patna: Bihar government has unveiled plans to redevelop the Bahadurpur Housing Board Colony in Patna into a modern residential township featuring 18-storey towers, a shopping complex, school, hospital and other civic amenities.
Spread across around 32.5 acres, the project aims to replace the existing Low-Income Group (LIG) and Middle-Income Group (MIG) housing with multi-storey residential buildings equipped with modern infrastructure.
The redevelopment proposal was discussed during a meeting chaired by Vinay Kumar, Principal Secretary of the Urban Development and Housing Department, on Tuesday. Representatives of the Bihar State Housing Board, NBCC and residents of the colony attended the meeting, where officials said a majority of residents expressed support for the project.
Three-Year Completion Target
The state government has set a target of completing the redevelopment within three years.
Officials said the existing housing units will be replaced with modern apartments as part of a phased redevelopment plan. The project is expected to improve housing standards while upgrading the area’s overall urban infrastructure.
Transit Rent for Residents
Residents affected by the redevelopment will receive transit rent from the government during the construction period, officials said.
The assistance is intended to help families arrange temporary accommodation until the new flats are ready for possession.
Modern Civic Facilities Planned
The redeveloped township will include a shopping complex, school, hospital, gymnasium, marriage hall, multi-purpose hall and a place of worship.
The project also proposes green spaces, wide internal roads, multi-level parking, rainwater harvesting systems and solar-powered lighting as part of its sustainability measures.
Officials said the new township will have 24-hour water and electricity supply, along with enhanced security through modern surveillance systems.
Metro Connectivity to Boost Accessibility
The colony’s location near the Bhootnath Metro Station is expected to improve connectivity for residents.
The redevelopment plan also includes better traffic management through wider internal roads and dedicated multi-level parking facilities.
RERA Registration for Transparency
Officials said the project will be registered with the Real Estate Regulatory Authority (RERA) to ensure transparency and timely execution.
Construction will be carried out in phases to minimise disruption and facilitate the systematic rehabilitation of residents.
Nilesh Ramchandra Deore, Managing Director of the Bihar State Housing Board, said the entire colony would be redeveloped and construction would begin after the required approvals are obtained.
Incentives for Freehold Property Owners
The Housing Board said residents who have converted their properties to freehold status will receive incentives during the allotment of new flats.
Officials said residents with no outstanding dues will be allowed to choose flats of their preference, while those with pending dues will receive allotments through a lottery system. The government also plans to offer a waiver on accumulated interest for residents who clear outstanding payments through a lump-sum settlement.
