Bihar’s New MLA Bungalows Promise 5-Star Luxury, Strict Allotment Rules and Modern Facilities

With 4,300 sq. ft. duplex units and top-tier furnishings, Bihar readies a modern residential complex for its elected leaders.

Patna: As Bihar prepares for the swearing-in of the new government on November 20 following the 18th Assembly election results, an entire neighbourhood of freshly constructed bungalows for the state’s 243 MLAs and ministers is drawing attention for its scale, design, and hotel-like amenities. Spread across the R-Block area, these government-built residences resemble premium duplex villas that would otherwise cost at least ₹50,000 a month to rent in the same locality.

Built at an estimated cost of ₹1 crore each, the 4,300 sq. ft. duplex bungalows are now in the final stage of preparation. A total of 246 units have been developed—243 for MLAs and three transit houses for situations where a newly elected representative is unable to immediately move in. Ministers have been allotted a separate 20-bedroom bungalow block in Gardanibagh.

The MLA colony has been laid out behind the Circuit House, in front of the BJP office, and near the High Court. Bungalow No. 01 corresponds to the Valmiki Nagar constituency, while No. 243 belongs to the MLA from Chakia.

Allotment Only by Assembly Number, No Room for Preference

In previous terms, many MLAs often requested specific bungalows based on orientation or numerology, leading to delays and disputes. This time, the state government has enforced a strict assembly-number system.

To prevent tampering, numbers have been painted directly on the walls under the sign plates—making it nearly impossible to shift or swap markers. Despite this, some newly elected leaders have already brought priests to inspect vastu compliance before shifting in.

Hotel-Style Living: What the Bungalows Offer

Each duplex is designed to function like a fully serviced residence, complete with modern furniture, modular kitchens, air-conditioning units, advanced lighting and landscaped surroundings. Work on some bungalows is still ongoing and may take 25 to 30 more days, officials said.

  • Guest room

  • Office room

  • PA’s room

  • Dining space

  • Hall

  • Primary kitchen + mini kitchen

  • Two toilets and one bathroom

First Floor Layout:

  • Master bedroom + two additional bedrooms, each with en-suite bathrooms and dressing areas

  • Prayer room

  • Kitchen

  • Balcony

  • Open terrace

  • Family lounge

Second Floor Layout:

  • Two small rooms

  • Small kitchen

  • Toilet and bathroom

  • Terrace fitted with two water tanks

Electrical, Water and Wi-Fi Systems Upgraded

The residences include a long list of electrical installations: 2 split ACs, 17 ceiling fans, 53 LED bulbs, 27 downlighters, 7 exhaust fans, 51 wall lights, and essential fixtures for bathrooms and kitchens. A three-phase power supply and control panels have been installed in each house, along with provisions for additional ACs at eight points. Dignitaries will receive 2,500 units of free electricity per month.

A water treatment plant has been set up to supply clean drinking water across the bungalow cluster. Each home has two tanks—one reserved exclusively for treated water. A 20,000-litre underground tank supplies all 158 bungalows in the main block. To prevent waterlogging, a green zone with tree plantations is being developed around the colony.

New Suites and Hostels on the Way

Building Construction Department official Chandrashekhar Prasad said a hostel complex is also planned at Inspector Rai Path. The structure will include a basement, ground floor and six upper floors containing 83 suites or studio apartments along with a cafeteria, restaurant, community centre and canteen.

Each suite will function as a compact apartment, with a separate bedroom, living area, washroom and mini-kitchen.

High-End Furnishings Across All Floors

The government has standardised the furniture layout using Godrej furnishings across the colony:

Ground Floor:

  • Three-seater sofa

  • Two single-seater sofas

  • Diwan bed

  • Coffee table

  • Dining table with eight chairs

  • King-size bed in the office room

First Floor:

  • Three king-size beds (one in each bedroom)

Family Lounge:

  • 3+1+1 sofa set

  • Coffee table

  • Complete modular kitchen with chimney

  • Wardrobes in every major room

A Residential Cluster Designed for the Next Five Years

From AC-ready rooms to prayer areas, landscaped surroundings, 24-hour purified water and extensive lighting, the new MLA bungalows reflect the state government’s attempt to create a modern, orderly residential zone for its elected representatives.

With 246 bungalows, strict numbering rules and a suite complex in the pipeline, the newly developed R-Block neighbourhood is set to become one of Patna’s most well-equipped government housing clusters—just in time for the new Assembly’s swearing-in.
