Patna: A World Bank team on Thursday inspected the site of a proposed multi-storey commercial complex near the AN College Water Tank as part of the Bihar Urban Transformation Programme.
The programme proposes the development of three major commercial complexes within the Patna Municipal Corporation (PMC) area. The projects are aimed at expanding urban facilities, promoting organised commercial activities and strengthening the civic body’s revenue base.
The proposed locations include Arya Kumar Road, Khaitan Market and the area near the AN College Water Tank.
World Bank Team Holds Meeting With Municipal Commissioner
During the visit, the World Bank representative inspected the proposed site near the AN College Water Tank and held a meeting with Patna Municipal Commissioner Yashpal Meena.
Discussions focused on the proposed design of the project, availability of land, construction possibilities, traffic management, parking arrangements, commercial potential and the expected social and economic benefits.
The project is proposed to be developed on around three acres of encroachment-free municipal land in the Patliputra circle.
Modern Commercial Hub Planned Near AN College
The proposed complex near the AN College Water Tank is planned as a modern commercial centre for the Patliputra area.
The complex is expected to include organised shops and retail spaces, a food court and dining area, office spaces and areas for other commercial activities. Adequate parking facilities are also planned as part of the project.
The development is intended to provide a more organised environment for commercial activities while improving the utilisation of municipal land.
Basement Parking and Smart Facilities Proposed
The proposed commercial complex will include several modern facilities.
These include basement parking, lifts and escalators, 24×7 power backup, a centralised heating, ventilation and air-conditioning (HVAC) system and a modern fire safety system.
The project is also proposed to follow environmentally friendly and smart infrastructure standards.
Solar Power, Rainwater Harvesting and CCTV in Plan
The proposed complex will include a rooftop solar power plant and a rainwater harvesting system.
Security arrangements will include CCTV surveillance and access-control systems. Landscaping and public open spaces are also planned to improve the overall environment of the commercial complex.
The project will further incorporate universal accessibility features, including ramps, suitable paving and accessible toilets for persons with disabilities.
Three Commercial Projects Planned Under Urban Transformation Programme
The Bihar Urban Transformation Programme envisages three major multi-storey commercial complexes within the PMC area.
Apart from the proposed complex near AN College Water Tank, projects have been proposed at Arya Kumar Road and Khaitan Market.
The projects are expected to support organised commercial development, create modern business spaces and contribute to strengthening the revenue base of the municipal corporation.
Focus on Traffic, Parking and Economic Benefits
During the World Bank team’s inspection, officials discussed traffic management and parking requirements along with the commercial viability of the proposed project.
The authorities are also assessing the potential social and economic benefits of developing modern commercial infrastructure at the proposed locations.
The projects will move forward based on further planning, technical assessment and implementation requirements under the Bihar Urban Transformation Programme.
