Patna/Sonepur: The Bihar government has proposed a large satellite township in Sonepur, spread across multiple blocks in Saran district, even as it imposed a blanket ban on land transactions and construction activity in the identified area until March 2027 or the notification of the township’s master plan.
According to the official blueprint document issued by Urban Development and Housing Department, the proposed Sonepur satellite township will cover around 33,000 acres, with a core development area of nearly 2,000 acres earmarked for initial infrastructure rollout. The township falls within the extended Sonepur planning area and is strategically located near major transport corridors including the Hajipur–Chhapra highway (NH-31), Bharatmala routes, and connectivity to Patna via the Digha–Sonepur bridge and JP Setu.
Blocks Covered Under The Township
The township will span multiple blocks in Saran district, primarily including:
- Sonepur block
- Dariyapur block
- Parts of Dighwara block
- Parts of Parsa block
The detailed village listings in the blueprint document show extensive coverage across these blocks, with dozens of revenue villages such as Akilpur, Apsaid, Chaturpur, Dariyapur, Gopalpur and Shikarpur in Sonepur block, along with a large cluster of villages across Dariyapur block and adjoining areas.
Strategic Location And Airport Push
The township has been planned keeping in view upcoming infrastructure, particularly the proposed greenfield airport in Dariyapur block, which lies in close proximity to the identified core area.
As per the blueprint document, the core area is located just about 1 km from the proposed Sonepur airport site, underlining the strategic importance of the project. Â
Land acquisition for the airport is already underway, and the state cabinet has approved funds for the preparation of a Detailed Project Report (DPR), signalling the government’s intent to turn the region into a major urban and logistics hub.
Planned Urban Expansion
Urban planners have identified the Sonepur belt due to its proximity to Patna and availability of large contiguous land parcels. The township is expected to integrate residential, commercial, institutional and transport infrastructure in a phased manner.
However, until the master plan is finalised, the immediate impact on the ground remains a freeze on activity and growing anxiety among landowners and investors, even as the government pushes ahead with its vision of planned urban expansion around Patna’s extended region.
Land Transactions Frozen Till Master Plan
The state government has made it clear that no sale, purchase, transfer of land or construction activity will be permitted within the notified township area until March 2027 or until the master plan is prepared and approved, whichever is earlier.
The move is aimed at preventing speculative land deals and unregulated construction, but it has also created significant uncertainty on the ground.
Uncertainty For Existing Plot Buyers
The decision has, however, raised concerns among thousands of buyers from across Bihar who had already purchased land parcels in the Sonepur–Dariyapur belt over the past decade.
Several private developers had launched gated plotted societies in the region, marketing the area as a future urban hub due to its proximity to Patna. However, many of these projects have seen little to no development even after more than 10 years, leaving buyers stuck with undeveloped plots.
With the fresh restrictions on land transactions and construction, these buyers now face renewed uncertainty over the future of their investments, as neither resale nor development is currently permissible.
