Gaya: Land prices in Gaya have recorded a steep increase in recent months after the announcement of the proposed Vishnupad Temple Corridor and a greenfield satellite township project.
According to local property dealers and residents, plots that were earlier priced between Rs 30 lakh and Rs 35 lakh per kattha are now reportedly attracting offers of Rs 70 lakh to Rs 75 lakh in several localities.
The rise has been most visible in areas surrounding the Vishnupad Temple and in locations linked to the proposed township, including Naily, Dubhal, Kendui and stretches near the bypass.
Displacement concerns drive demand
The proposed Vishnupad Corridor, modelled on the redevelopment around the Kashi Vishwanath Temple in Varanasi, is expected to involve large-scale infrastructure expansion in the temple zone.
Residents and members of the traditional panda and priest community fear that redevelopment could lead to the displacement of old residential and religious structures in the area. As a result, many families have reportedly started looking for alternative residential locations on the outskirts of the city.
Local sources said advance bookings of land have increased significantly in recent weeks, contributing to higher demand and speculative pricing in peripheral areas.
Informal agreements emerge despite restrictions
The district administration has imposed restrictions on land transactions and construction activities across nearly 22,200 acres identified for the proposed satellite township until March 31 next.
However, local property market participants said buyers and sellers are increasingly relying on post-dated agreements and advance payment arrangements to secure future ownership claims.
Such informal agreements are reportedly being executed in parts of Ward No. 44 and adjoining areas, with registration timelines set for after the restriction period ends.
Legal experts and local residents have expressed concerns that these arrangements could lead to disputes if project boundaries or land acquisition plans change in the future.
Redevelopment blueprint includes new infrastructure
Preliminary plans linked to the Vishnupad redevelopment project include the construction of new commercial spaces, multi-level parking facilities and improved amenities for pilgrims performing pind daan rituals.
The proposed blueprint also includes redevelopment of the Falgu riverfront and expansion of the Sita Kund area.
Real estate activity has accelerated partly due to expectations that these infrastructure projects could increase tourism and commercial activity in the city.
Administration says no final plan approved yet
District administration officials said several representations and suggestions regarding the proposed corridor project have been received from local residents and stakeholders.
Officials clarified that no final map or redevelopment blueprint has yet been approved and that no survey or demarcation exercise is currently being undertaken.
The administration has urged residents not to panic and said public suggestions would be considered before any further action is taken. Citizens have been asked to submit concerns and feedback before the municipal corporation and the Sadar sub-divisional office.
