Patna: The Bihar Real Estate Regulatory Authority (RERA) has published the latest rankings of registered real estate projects and promoters in the state, reinforcing its push for transparency in the housing sector. The rankings, updated with data available up to November 15, 2025, mark the fifth edition since the initiative was launched in July 2024.
Bihar RERA remains the first regulatory authority in the country to introduce a structured, periodic ranking system for real estate projects and developers. The exercise is designed to help homebuyers make informed choices while encouraging timely completion and financial discipline among promoters.
Projects have been assessed under the Bihar Real Estate Project Quotient (BRQ), which evaluates factors such as the pace of construction, utilisation of funds collected from buyers and the number of project-related complaints. Promoters, meanwhile, are ranked under the Bihar RERA Promoters Quotient (BPQ), based on parameters including experience, number of registered projects, track record in completing developments on time and the volume of cases filed against them.
Alongside the rankings, RERA Bihar has rolled out a new digital system for submitting Quarterly Progress Reports (QPRs) from the July–September quarter. Promoters are now required to enter project data dynamically in a standardised format on the RERA portal. Officials say this has ensured uniformity in disclosures and made it easier for buyers to track construction progress. Acknowledging initial difficulties faced by developers, the authority extended the QPR submission deadline by a month and notified promoters by email.
Vivek Kumar Singh, chairman of RERA Bihar, said the ranking and reporting systems had been refined to balance ease of compliance for promoters with clarity for consumers. He urged buyers who have booked homes in registered projects to access QPR summaries on their mobile phones through the RERA Bihar website, describing the initiative as a step towards empowering consumers with real-time information.
According to the latest BRQ, the top-ranked projects include Amber Ajay Palace, Mamta Palace, Winsome Gurutej, Peace Tower and Sharda Complex. In the promoters’ category, Gharana Associate Infra Promoters topped the BPQ list, followed by Aditya Niwas Developer, Azalfa Building Construction, Pari Construction & Developer and Raj Chhaviraj.
The full list of ranked projects and promoters has been published on the official RERA Bihar website, with officials indicating that future editions will continue to refine benchmarks as more data becomes available.
