Gaya/Patna: The Bihar government has unveiled detailed plans for a proposed greenfield satellite township in Gaya, with authorities imposing a ban on land transactions and construction in the designated area until March 2027 or the completion of a master plan, whichever is earlier.

The proposed township—often referred to as the Magadh Township—will cover a vast 22,200 acres as its ‘Special Area’, with a Core Area of 1,629 acres, according to official documents.

Strategic Location and Connectivity

The township is planned within the Gaya and Bodh Gaya planning areas, leveraging key infrastructure and connectivity corridors. The core zone has been strategically located at the junction of the Gaya–Dobhi Highway (NH-22) and Gaya–Sherghati Road (NH-119D), positioning it as a high-potential urban hub.

Officials note that the area lies:

  • About 3 km from the main city boundary
  • Around 12 km from Manpur (CBD)
  • Approximately 12.5 km from Gaya railway station
  • Nearly 5 km from Gaya International Airport

The Special Area stretches geographically from Gaya city in the north to Bodh Gaya in the south, bounded by the Falgu river in the east and extending towards the Gaya planning area and Rasulganj in the west.

Blocks Covered Under The Township

The township will span multiple administrative blocks, primarily:

  • Gaya Town C.D. Block
  • Bodh Gaya Block
  • Paraiya Block

Dozens of villages and urban wards fall within the notified area, including locations such as Khurar, Belthu, Naudiha, Parsawan, Barawan, Mohanpur, Pipara and several wards of Bodh Gaya Nagar Parishad and Gaya Municipal Corporation.

Ban On Land Transactions And Construction

As part of the state’s push for planned urbanisation, the Urban Development Department has imposed a complete ban on the sale, purchase, and any construction activity within both the Special Area and Core Area of the township.

The restriction will remain in force until March 2027 or until the Master Plan is finalised, aimed at preventing unregulated development and land speculation.

Officials said the move is aligned with the state’s broader urban planning framework under Master Plan 2031, ensuring that land use is scientifically zoned for residential, commercial, and green purposes.

Vision For Planned Urban Growth

The Gaya township is part of Bihar’s larger plan to develop multiple satellite cities across key districts. The initiative seeks to decongest existing urban centres while creating modern, well-planned cities with improved infrastructure and economic opportunities.

With proximity to Bodh Gaya—a global tourist and religious hub—and strong highway and airport connectivity, the proposed township is expected to emerge as a significant urban and economic node in southern Bihar.
