Patna: Patna’s Mauryalok Complex is set for a major redevelopment, with the existing structure proposed to be demolished and replaced by a new multi-storey complex. The Bazar Samiti area is also planned for a large-scale transformation, with warehouses, cold storage facilities, shops and offices proposed as part of the redevelopment.
The Patna Municipal Corporation has prepared the proposals following directions from the Urban Development and Housing Department. Implementing agencies for the projects have already been selected, while Detailed Project Reports (DPRs) are expected to be prepared by October.
Mauryalok to get a new multi-storey complex
Spread across 13,000 square metres, Mauryalok Complex currently has a four-storey structure housing 395 shops and private and government offices.
The complex was originally constructed around 43 years ago, and several of its buildings and towers have now become dilapidated.
Under the proposed redevelopment, the existing structure will be replaced by a modern multi-storey complex with expanded commercial and civic amenities.
The estimated cost of the Mauryalok redevelopment is Rs 1,209.37 crore.
Bazar Samiti to get warehouses and commercial facilities
The Bazar Samiti redevelopment will cover around 100.28 acres.
A four-storey warehouse structure is proposed for the area. The ground floor will accommodate shops, cold storage facilities and offices, while the redevelopment is expected to expand commercial and civic amenities in the area.
The estimated cost of the Bazar Samiti project is Rs 2,983.63 crore.
An agency has already been selected for construction of warehouses at both Mauryalok Complex and Bazar Samiti.
Projects to be funded through Urban Challenge Fund
Both projects are proposed to be financed through the Urban Challenge Fund.
Under the funding model, the Municipal Corporation will raise 50% of the total project cost through market-based financial resources. The remaining 50% will be shared equally by the state and central governments, with each contributing 25%.
Detailed project plans and other specifications will be made available after the DPRs are finalised.
Proposals to go before civic bodies
The proposals will first require approval from the Municipal Corporation’s Empowered Standing Committee and Municipal Corporation Board.
Following approval, they will be submitted to the Urban Development and Housing Department for further action.
Once completed, the two redevelopment projects are expected to significantly expand commercial and civic facilities in two important parts of Patna, while giving the ageing Mauryalok Complex and Bazar Samiti area a new physical and commercial identity.
