Patna: The Bihar government has announced a major overhaul of the property registration process, making it mandatory to upload satellite images of land, houses and flats as part of all transactions from April 1.
Under the new system, an appointment for registration will be issued only after a satellite image of the property has been uploaded to the registration department’s online portal, along with key details such as the account number, plot number and other relevant information. Officials say the measure is designed to ensure that registrations correspond precisely to the land or property being sold.
The system has already been piloted in rural areas of Darbhanga, where officials tested the entire process of uploading satellite images and verifying property details online. According to the registration department, the pilot proved technically successful, paving the way for its rollout across the state.
By pinpointing the exact geographical location of a property, the satellite images are expected to eliminate ambiguity over plot boundaries and ownership. Officials said this would directly address long-standing complaints of the same piece of land being sold multiple times or registrations being carried out using incorrect or misleading locations.
Once a seller’s details and the satellite image of a property are entered into the portal, the system will block any attempt to register the same land, house or flat again. Any such attempt will trigger an automatic alert, preventing the registration from proceeding, officials added.
The state government believes the initiative marks a significant step towards land reform and digital governance in Bihar. By reducing scope for manipulation and disputes, the new system is expected to strengthen public trust in property transactions and bring greater accountability to the registration process.
