Patna: The Bihar government has imposed an immediate ban on the sale, purchase and construction of land in seven proposed satellite township zones, as part of its push for planned urban development.
The order, issued by the Urban Development Department, will remain in force until March 30, 2027, or until the respective master plans are finalised.
Master Plan-Driven Development
Officials said the decision follows the finalisation of boundaries and land areas for 11 proposed satellite townships across the state.
The restriction applies to townships planned in Patna, Sonepur, Gaya, Darbhanga, Saharsa, Purnia and Munger, where authorities will now prepare detailed master and zonal plans under the broader Master Plan 2031 framework.
The zoning exercise will classify land into residential, commercial, green and other categories, aimed at preventing unregulated construction and ensuring systematic development.
Patna’s Pataliputra Township
The proposed Pataliputra Township near Patna will be spread across multiple blocks, including Punpun, Fatuha, Sampatchak, Dhanarua, Masaurhi and Phulwari.
The township will cover around 275 revenue villages, with a core development area of 1,010 acres and a larger special area of about 81,730 acres. It is located roughly 20 km from Patna Junction.
Sonepur And Gaya Projects
In Saran district, the Sonepur township will span blocks such as Sonepur, Dariyapur, Parsa and Dighwara. It will have a core area of 2,000 acres and a special area of approximately 33,000 acres.
Similarly, the Magadh Township in Gaya will be developed across Bodh Gaya, Gaya Town and Paraiya blocks, with a core area of 1,629 acres and a special area of 22,200 acres.
Aim To Curb Unplanned Growth
Officials said the prohibition on land transactions and construction is intended to prevent speculative activity and haphazard urban expansion in these regions.
The government expects the move to lay the groundwork for better infrastructure, improved urban planning and long-term economic development once the master plans are implemented.
Authorities have directed all administrative units to strictly enforce the ban across the notified areas until further orders.
