Gaya: The general public and stakeholders can now submit objections and suggestions on the draft Development Plan-2047 for the proposed Magadh Greenfield Satellite Township in Gaya.
The Urban Development and Housing Department has notified the draft and invited suggestions for 60 days from the date of its publication in the gazette.
Suggestions can be submitted to the Additional Secretary of the Urban Development and Housing Department by post, courier or email. They can also be submitted to the Commissioner of Magadh Division, who is also the Chairperson of the District Planning Area Authority, Gaya.
Land Transaction Restrictions Lifted
The government has also lifted restrictions on the purchase, sale and transfer of land within the designated special area of the proposed township.
The restrictions had been in force since July 29. The Urban Development and Housing Department has issued an order lifting the ban.
According to the order, the recommendation to make the draft plan public was made at the 15th meeting of the Bihar Urban Planning and Development Board on September 8, chaired by the Development Commissioner, who is also the board’s chairperson.
Township To Cover 22,200 Acres
The special area of the proposed township will cover approximately 22,200 acres and include 54 revenue villages across Gaya-ji, Bodh Gaya and Paraiya blocks.
Parts of the urban areas within the Gaya-ji and Bodh Gaya planning zones have also been included.
The township’s core area will cover approximately 1,629 acres and include 13 revenue villages.

CBD, Hospitals And Educational Zones Planned
The development plan proposes a range of urban facilities, including a Central Business District, markets, institutional zones, hospitals, educational institutions, recreational spaces and service zones, along with residential areas.
The objective is to guide future urban expansion and develop a self-reliant urban centre.
The special area currently has a population of approximately 1.70 lakh, along with 27,533 buildings and 54,604 land parcels. The core area alone contains 3,533 land parcels.
Existing Villages To Be Integrated
The plan emphasises integrating existing villages and settlements into the proposed urban framework rather than displacing them for separate development.
The proposed township is also expected to benefit from its connectivity to National Highways 22 and 119D and the Gaya-ji International Airport.
The public consultation process will allow residents and other stakeholders to submit their objections and suggestions before the draft Development Plan-2047 is finalised.
