Patna/Ranchi: Indian wicketkeeper-batsman Ishan Kishan is set to become the neighbour of former India captain Mahendra Singh Dhoni as construction preparations begin for his new luxury residential project in Ranchi.
The upcoming multi-storey complex will be built in the Daladali area under Ranchi’s Nagri block, approximately 300 metres from Dhoni’s residence along the Ring Road corridor.
According to officials, the Ranchi Regional Development Authority (RRDA) has approved the building plan for a G+10 structure on a 75-decimal plot of land located in Mouza Daladali.
Residential And Commercial Complex Planned
The approved project will include:
- two commercial floors
- eight residential floors
- luxury amenities and recreational facilities
The development is being executed under “Shagun Ishan Infra”, an infrastructure company established by Ishan Kishan.
Ishan’s father, Pranav Kumar Pandey, said the project was being developed using modern construction techniques and would be completed in the coming years.
Luxury Amenities Included In Project
According to the approved plan, the complex will feature:
- a swimming pool
- gymnasium
- indoor games area
- playground
- community hall
- guest house
- landscaped gardens
- salon and parlour facilities
- medical services
- departmental store
Officials said particular emphasis had been placed on maintaining open spaces and a wide front setback to enhance the project’s overall aesthetics.
Ishan Kishan had performed the Bhoomi Pujan for the property in December 2022.
Daladali Emerging As Premium Real Estate Zone
The Daladali and Ring Road areas of Ranchi have witnessed rapid real estate growth over the past few years, particularly after the development of Dhoni’s farmhouse and surrounding infrastructure.
Property dealers say the latest project is likely to further accelerate commercial and residential expansion in the area.
According to local estimates:
- plots along the main roads are now scarce
- land prices in interior areas have crossed Rs 10 lakh per decimal
The region is increasingly being viewed as one of Ranchi’s emerging premium residential corridors.
Ishan Kishan’s Rise In Indian Cricket
Originally from the Ashiana locality on Bailey Road in Patna, Ishan Kishan began playing cricket at the age of seven before later representing Jharkhand cricket team in the Ranji Trophy.
He rose through the ranks under the mentorship of former India captain Rahul Dravid and later captained India’s Under-19 side.
Ishan also played a prominent role in India’s victorious 2026 T20 World Cup campaign.

Following the tournament, Bihar Chief Minister Samrat Chaudhary felicitated the cricketer in Patna and presented him with a cheque of Rs 1 crore along with a commemorative memento.
The wicketkeeper-batsman has often spoken about his admiration for:

- Rahul Dravid
- Mahendra Singh Dhoni
Apart from cricket, he is also known to have an interest in table tennis and billiards.
