Patna: A major urban expansion project is set to reshape Darbhanga, with the Bihar government proposing the development of the Mithila Township as part of its broader satellite township initiative. The Urban Development and Housing Department has demarcated the township’s boundaries and imposed a complete ban on land transactions and construction activities in the designated area until March 2027 or the finalisation of the master plan, whichever is earlier.
Township Size And Planning Structure
The proposed Mithila Township will cover a Special Area of approximately 17,400 acres, making it one of the significant greenfield urban projects in North Bihar. Within this, a Core Area of around 1,600 acres has been identified for focused infrastructure development.
The township has been strategically planned within the existing urban planning limits, with proximity to key infrastructure such as Darbhanga Airport and the Amas–Darbhanga Expressway, ensuring strong regional connectivity.
Key Location And Connectivity
According to the planning document, the core zone of the township will be located roughly 3.5 km from the city boundary and about 10 km from the central business district. It will also lie close to Darbhanga railway station (around 4.5 km) and approximately 1.5 km from the airport, enhancing its logistical advantage.
The township’s location has been defined by natural and infrastructural boundaries:
- North: Planning area near Barahi
- South: Dhoi
- East: Bhuskaul region
- West: Darbhanga town and Siso

Blocks And Areas Covered
The Mithila Township will span multiple administrative blocks, incorporating a large number of villages across:
- Darbhanga block
- Bahadurpur block
- Keotiranway block
Several villages such as Atihar, Dhoi, Jafra, Khojkipur, Mahua, Rasulpur Sahila, Bishunpur, Barahi, Siso, and many others fall within the notified special and core zones, indicating the extensive rural-urban transformation envisioned under the project.
Ban On Land Transactions And Construction
The state government has imposed an immediate prohibition on the sale, purchase, and registration of land, as well as any construction activity within both the Special Area and Core Area of the township.
This restriction will remain in force until March 30, 2027, or until the master plan is prepared, aimed at preventing unregulated development and speculative land activity.
Planned Urban Development Vision
Officials state that the township will be developed under a structured planning framework aligned with the state’s long-term urbanisation strategy. The master plan will define land-use zoning—covering residential, commercial, institutional, and green spaces—to ensure planned, sustainable growth.
The Mithila Township is part of a larger push by the Bihar government to develop modern satellite cities around existing urban centres, easing pressure on core cities while creating new hubs of economic and infrastructural activity.
