Patna: Patna’s Maurya Lok Complex is on the cusp of a major transformation, with authorities targeting an official inauguration on August 15. The commercial hub, which has long served as a centre for shopping and administrative offices, is being redeveloped into a modern smart zone featuring a gym, multiplex, rooftop banquet hall, fine dining restaurant, and gaming zone.
Construction is nearly complete, with the final touches underway. Air-conditioning systems are currently being installed in the multiplex, gaming zone and restaurant. The gym, equipped with 35 modern machines including treadmills, stationary cycles, cardio equipment and dumbbells – all sourced from Delhi is ready for use.

A standout feature of the redevelopment is a 9,000 square foot rooftop banquet hall built with an insulated ceiling designed to reduce indoor temperatures by up to 10°C. “This will provide significant relief from the heat, especially as the banquet hall is situated on the rooftop,” said Yash Yadav, the contractor overseeing the project. The steel-framed hall – constructed without internal pillars, inspired by the design of Bapu Sabhagar, will include two 15-by-12-foot rooms, as well as separate entry and exit points. It is intended for use in weddings, meetings and parties, and will be complemented by a lounge and vertical garden.
The redevelopment is being executed at a total cost of Rs 14.99 crore, with facilities spread across different blocks of the Maurya Lok complex. The gaming zone is located on the sixth floor of Maurya Tower, while the seventh floor houses a multiplex with three 40-seater screens and a rooftop fine dining restaurant. The restaurant spans 6,000 square feet, with 1,100 square feet of open seating and capacity for up to 80 diners. A dedicated kitchen area of 350 square feet is also included.
The gym and yoga centre are located in Block B, and the banquet hall is situated in Block A. Except for the gaming zone, all new constructions have been carried out using Light Gauge Steel Framing (LGSF) technology, which avoids the use of traditional brick and concrete for quicker, lighter, and more efficient builds.
Steam baths and jacuzzi amenities will also be available in the gym, enhancing the complex’s wellness offerings. The redevelopment marks a significant upgrade to one of Patna’s most recognisable landmarks and is expected to attract more visitors and businesses to the area.
