Patna: The Annual Rental Value (ARV) of properties within the Patna Municipal Corporation (PMC) limits has been increased by 15 percent, following approval from the Urban Development and Housing Department, Government of Bihar. The revised rates came into effect from June 24, 2026.
This is the first revision in ARV since 1995, according to official records.
Government Approval and Legal Basis
The approval was issued through Letter No. 2298 dated June 22, 2026, after which the Patna Municipal Corporation formally notified the implementation of the revised rates.
Officials stated that the decision has been taken in accordance with Section 127 of the Bihar Municipal Act, 2007, which provides for periodic revision of rental values used for property tax assessment. The provision also mandates a minimum revision every five years, subject to government approval.
Decision Process and Earlier Consent
According to municipal officials, the proposal for a 15 percent increase had already received approval from the Empowered Standing Committee and municipal councillors in 2021.
The final notification was issued after completing the required administrative approvals at the state level.
Impact on Revenue and Civic Services
The revision is expected to enhance the revenue base of the municipal corporation. Officials said the additional funds will be used to strengthen urban infrastructure and improve services, including sanitation, roads, drainage systems, street lighting, and other civic amenities.
Authorities added that improved revenue collection will support ongoing and planned urban development projects within the city.
Property Tax Rebate Announced
Alongside the revised ARV, the municipal corporation has also announced a five percent rebate on lump-sum property tax payments for the financial year 2026–27.
The rebate will be applicable for taxpayers who complete their payments by June 30, 2026, officials confirmed.
