Patna: The Patna Municipal Corporation (PMC) has launched a special citywide drive to bring every multi-storey building and individual flat under the property tax system. As part of the exercise, survey teams will physically verify apartment buildings, while a separate 26-member team has been deployed to cross-check property records using electricity consumer data.
According to PMC officials, the initiative aims to identify unregistered properties, update tax records and improve property tax collection, which the civic body says will support urban infrastructure and public services.
Every Multi-Storey Building to Be Surveyed
PMC has constituted survey teams for all municipal zones to carry out physical verification of apartment buildings across the city.
During the survey, officials will collect details including the number of flats, number of floors, the road on which the building is located and whether the property is being used for residential or commercial purposes.
Apartment Societies Asked to Share Property Details
After the field survey, the ward nodal officer will contact the apartment society’s secretary and management committee.
According to the corporation, they will be required to submit information about every flat in a prescribed format. The data will be used to update property records before revenue officials verify the details against existing documents and municipal records.
Once verification is completed, a final assessment report will be submitted to the PMC headquarters for determining the applicable property tax.
Commercial Use of Residential Properties Under Scrutiny
The civic body said the drive will also examine whether properties registered as residential are being used for commercial activities.
If such cases are found, officials said the property tax assessment will be revised in accordance with applicable rules.
26-Member Team Using Electricity Data
To strengthen tax verification, PMC has also obtained electricity consumer data from the Energy Department.
According to the corporation, there are around 6.97 lakh electricity consumers within the municipal area, while only 3.05 lakh properties are currently registered for property tax. This leaves nearly 3.92 lakh electricity connections whose property tax status needs verification.
A 26-member control room team has been tasked with contacting electricity consumers to collect details such as their Property ID, Self-Assessment System (SAS) number and tax payment status.
Property Owners Being Guided on Tax Registration
Officials said property owners whose properties have not yet been assessed are being informed over the phone about the required documents, registration process and property tax assessment procedure.
The corporation is encouraging eligible owners to complete registration and pay property tax to avoid future complications.
Why the Drive Matters
According to PMC, bringing unregistered flats and buildings into the tax net and updating incorrect assessments is expected to improve civic revenue.
The corporation said the additional funds would be used for municipal services such as sanitation, road and drain construction, street lighting and other urban infrastructure projects.
