Patna: The Bihar government has moved ahead with plans to develop a large satellite township for the state capital in the Punpun–Fatuha region, placing restrictions on land transactions in the identified area until a comprehensive master plan is prepared.
According to official documents, the proposed township will be located primarily across the Punpun and Fatuha belts on the outskirts of Patna, marking a significant step towards decongesting the capital and enabling planned urban expansion.
As part of the policy framework, the government has decided to prohibit the sale, purchase and transfer of land, along with construction activities, within the designated township area until the master plan is finalised or March 2027, which is earlier. The restriction is aimed at preventing unregulated development and speculative land deals in the early stages of the project.
Large-Scale Urban Expansion Planned
The proposed “special area” for the Patna township spans approximately 81,730 acres, with a core development zone of around 1,010 acres identified for initial infrastructure rollout.
The township will be situated roughly 13 km from the city’s boundary and about 21 km from Patna’s central business district at Maurya Lok, indicating a strategically planned extension of the urban footprint.
The site is bounded by key infrastructure corridors, including the Punpun river zone, NH-431 (Fatuha–Daniyawan road), the Fatuha–Islampur rail line, and the Naubatpur–Masaurhi road network, providing strong connectivity potential.
Strategic Location With Future Connectivity
Urban planners have selected the Punpun–Fatuha belt due to its proximity to major upcoming infrastructure projects such as the Patna Ring Road, Patna–Gaya–Dobhi road, and the Amas–Darbhanga Expressway. The area is also expected to host future developments including a fintech city, logistics hubs, sports infrastructure and institutional zones.
The core area has been strategically identified near the Bihta–Sarmera corridor (ring road) and the upcoming Jat Dumri railway junction, ensuring accessibility and phased development.

Dozens Of Villages Included
The proposed township area covers a large number of rural settlements across Punpun, Fatuha, Dhanarua, Sampatchak and adjoining blocks, many of which now fall within the expanding planning limits of Patna’s urban region.
Officials said the inclusion of these villages reflects the rapid outward growth of Patna and the need to bring peripheral areas under a structured planning regime.
Focus On Planned Urbanisation
The government’s approach is centred on master plan–based development, aimed at avoiding the unplanned sprawl that has characterised parts of the capital in recent years. By freezing land transactions temporarily, authorities intend to ensure that infrastructure, zoning and public amenities are designed before private development begins.

Once completed, the township is expected to function as a major urban extension of Patna, easing pressure on existing city infrastructure while creating new hubs for housing, commerce and employment.
Officials indicated that the land-use plan, infrastructure blueprint and regulatory framework are currently under preparation, following which phased development will begin.
