Patna: In a major relief to homebuyers, the Real Estate Regulatory Authority (RERA) Bihar has ordered the return of ₹1 crore to 18 individuals who had invested in Agrani Homes’ PK Villa project, Khagaul, and later filed a case against the builder.
The authority directed that all 18 homebuyers will receive refunds in proportion to the amounts they had deposited. The landowner of the PK Villa project has already deposited ₹1 crore with RERA Bihar following instructions from the authority.
Refund to Be Processed Through RTGS
In its order issued on Monday, the RERA bench permitted de-registration of the old land upgrade agreement linked to the project. The order stated that refunds will be disbursed via RTGS once the claimants submit their details.
Homebuyers have been asked to provide their bank account information, a copy of a canceled cheque, and the necessary declaration form to RERA’s accounts branch within a week to enable the refund process.
RERA Action Against Defaulting Builders
So far, 29 builders have refunded ₹5.91 crore to buyers through RERA Bihar. Data shows that in recent months, a single bench of the RERA Chairman has facilitated refunds worth nearly ₹6 crore across 78 cases.
Among these, the highest number of cases—22—were related to Tricolor Properties Private Limited, where buyers had filed execution suits against the builder for non-compliance.
RERA officials said that the authority will continue to take strict action against defaulting developers to safeguard the interests of homebuyers.
