Patna: Land registration in Bihar is set to undergo sweeping changes from the 2026-27 financial year, with authorities introducing a mandatory pre-verification process aimed at curbing fraud and increasing transparency in property transactions.
Under the revised framework, no land will be registered without a detailed inquiry into its legal and revenue status. Officials say the overhaul is designed to ensure that prospective buyers are fully informed about the land’s background before a transaction is formalised.
The new system requires buyers to create an account on the state’s e-registration portal and submit comprehensive information about the property. Applicants must provide 13 key details, including the name of the registry office, zone, mouza, police station number, account and khasra numbers, land area and boundaries, jamabandi number and holder’s name, land classification, and the particulars of both buyer and seller.
Once the information is uploaded, users will be prompted with an option asking whether they wish to verify the current status of the land. If they select “yes”, the application will be automatically forwarded to the Circle Officer and the relevant revenue official for review.
Officials will then have 10 days to investigate the land’s status and prepare a report. The findings will be uploaded directly to the applicant’s portal account, while updates will also be communicated via SMS notifications.
The state government argues that the move will help prevent land-related fraud, disputes and concealed encumbrances. By making ownership records, pending dues and potential legal complications visible before registration, the authorities say the system will offer greater security to buyers and reduce litigation arising from opaque transactions.
